At Royal Pavilion, we believe that the addition of active – not passive – direct investment is what generates alpha in an investment portfolio.
Active Direct Investment means the independent origination and active selection of deals, while seeking to avoid correlation to our existing portfolio. Active Direct Management means actively contributing highly experienced management teams to manage our real estate assets in
order to maximize returns on investment.

Despite having the resources of a strategic investor, Royal Pavilion is a nimble financial investor, able to quickly and creatively structure our investments to the benefit of our targeted portfolio assets and co-investment partners. With no investment restrictions (industry, geography, type of investment) we enjoy substantial advantages over more traditional or constrained capital sources.

By actively originating direct control and co-investment opportunities that offer the potential for attractive risk-adjusted returns on a nationwide basis, Royal Pavilion is uniquely able to evaluate investments on a relative, not just absolute basis. While an investment may look attractive on its face, if that same investment can be replicated in another geography at lower cost or with lower risk, investment returns should be enhanced. Reviewing more than 250 deals each year, Royal Pavilion is very selective in the investments we make.

We are a trusted partner who will deploy capital in quality assets, handle all management and closely monitor and nurture the investment to its maximum potential and then execute an exit at the optimum time. We believe that the addition of active – rather than passive – direct investment is what generates alpha in an investment portfolio.
Active Origination
Having built a global network of important institutional investors and more than 70 family office investment partners, and with 30 senior operating executives complementing the firm’s 3 senior investment partners, we have a substantial team of professionals actively sourcing new and compelling investment opportunities every day. Royal Pavilion Holdings does not participate in auction processes, seeking instead to identify special circumstances where our team and our global reach can work together to understand and uncover value where other investors may not be able to see it, bringing more than just capital to an investment.
Through Active Origination, Royal Pavilion aims to carefully select its investments on the basis of attractive, risk-adjusted return expectations, employing relative, not just absolute, investment selection discipline and market knowledge. This freedom allows us to generate true alpha for our investment portfolio, as it is not directly correlated to any underlying fund investments.
Non-traditional investment partners and commercial property owners will also originate investment opportunities directly to Royal Pavilion, as they look to reciprocate our origination efforts to them. Direct deal due diligence is very different to fund/manager due diligence, and is best accomplished by experienced industry veterans and deal professionals. We draw on the deep industry experience of our senior operating executives to give us market insight. Our investment selection process is highly disciplined, supported by a stable investment strategy over time.
